This course is for commercial real estate professionals who want to make better decisions using the internal rate of return calculation. The IRR calculation assumes that cash flows are annual and occur at the end of each year, but that is not always the case in the real world.

Course Concepts

In this course, students will learn how to:

  • Measure investment performance with greater accuracy by calculating IRR with time variable cash flows (XIRR) as well as reinvestment considerations (MIRR)
  • Evaluate the relationship between MIRR and capital accumulation; and
  • Understand the relationship between investment value and capital accumulation

Jeff Engelstad

Jeff Engelstad, CCIM, FRICS, is a clinical professor at the University of Denver. During his more than 35 years in commercial real estate, Engelstad has specialized development and real estate financial analysis.

Engelstad has been a CCIM Institute instructor since 2007 and a professor with the University of Denver since 1994. He was awarded REALTORĀ® of the Year in 2001 and the 1996 Presidents Distinguished Service Award by the Aurora Association of REALTORSĀ®.

Engelstad earned his Bachelor of Science and Master of Science in Real Estate and his Ph.D. in Urban Geography from the University of Denver.
