CI 101 is a bedrock class for real estate practitioners at a time when risk mitigation, pricing, and cycle assurance have become critical to investors. CI 101 introduces the CCIM Cash Flow Model, a tool for ensuring your investment decisions are based on wise finance fundamentals. During the course, you will learn how to use key financial concepts such as Internal Rate of Return (IRR), Net Present Value (NPV), Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital to compare different types of commercial real estate investments.

This course will teach you how to:

  • Measure the impact of federal taxation and financial leverage on the cash flow from the acquisition, ownership, and disposition phases of real estate investment.

William Moss

Bill Moss, CCIM, is an Associate Broker at Southpace Properties, Inc. in Birmingham, Ala. During his 45 years in commercial real estate, Moss has negotiated transactions with a variety of companies; among them Colonial Properties Trust REIT, Catholic Diocese of Alabama, Sun Suites & Candlewood Suites, Dollar General, Burger King, Hooters, Texaco Xpress Lube, Carmike Cinemas, McCullough Snappy Oil, and Big Ten Tire.

Moss has been a CCIM Institute instructor since 1990. He also taught in the Field Artillery branch the U.S. Army as a Tac Officer.

He was recognized by peers as CI 104 Instructor of the Year in 2006 and received the prestigious Robert L. Ward Instructor of the Year in 2007. Additionally, the CI Institute faculty named him CI 104 Senior Instructor of the Year both in 2013 and 2014.

Lydia Bennett

Lydia Bennett, CCIM, is Principal at CRE West Coast LLC and Broker at Saratoga Commercial Real Estate in Bellingham, Wash. During her 23 years in commercial real estate,  Bennett has negotiated transactions with Salish Village, Port of Bellingham, Lummi Nation, and Avenue Bread.

Bennett has been a CCIM Institute instructor since 2008. She is also a commercial real estate guest lecturer at Western Washington University, a corporate trainer for the Emerging Broker Training Program at CBC, and a corporate trainer and program developer for the Commercial Investment Network at Century 21.

Bennett was recognized as one of BisNow’s 2016 Seattle Power Women.

Bennett earned her bachelor’s degree in economics and business administration from Western Washington University.
